Marijo Wilson Ph.D. Helps Women Become Self-Sufficient with Tax Lien Investing

Marijo Wilson is a woman who earned the ‘doctor’ that precedes her name. She not only has a B.S. in Biology from Western Illinois University but also an M.S. in Entomology and a Ph.D. in Microbiology from Kansas State University. Before becoming a business owner, she became the first female faculty member in the Department of Entomology at the University of Kentucky, and for over 10 years, Wilson served as a mentor/trainer for Robert Kiyosaki’s Rich Dad Education. Her accomplishments are impressive, but it may have you wondering: How in the world did she get into real estate investing?

For the answer to that question, sit down with Dr. Wilson on any given day, and she’ll be quick to tell you that the reason she’s involved in real estate investing, specializing in tax liens, is not necessarily to make more money for herself. “Reaching women is something that’s near and dear to my heart because I want to help them become self-sufficient,” Wilson shared in a recent interview. “Far too many women plan to get with a man because they feel as if they need someone who can help take care of them. What we as women really need to do is to become self-sufficient, build our self-esteem and create an ability to be financially independent so that we can be with men because we want to be with them, not because we have to be with them for financial support.”

Acknowledging that many women are willing to learn about investment opportunities but hesitant or fearful to actually invest is one reason Wilson decided to focus on tax liens. Her knowledge on the topic has caused her to be dubbed ‘Dr. Tax Lien.’

“With tax liens,” Wilson explains, “the amount of money that you need is such a small amount that it is a great place to get started and take some control.”

As an example, if you invest in tax liens on vacant land, the taxes on the land itself would be very small. $30, $50, $100, or even $400 could buy a tax lien which would give you an 18 percent return. That return is not going to build a huge nest egg for you right away, but what it will do is allow you to start learning the process and the procedure of investing so that you can expand your portfolio with time and start building the competence and confidence you need to eventually move into bigger real estate deals.

Detailing her process of training about tax liens, Dr. Wilson says, “I teach people how to use tax liens to build a portfolio of real estate for pennies and get a great rate of return. Any percentage rate of return on their investment is much better than what the banks would pay them. If they can increase their rate of return, then they can double their money a lot more quickly.”

While tax liens are for everyone, Dr. Wilson has found herself drawn to helping academic professional women and women engineers invest in this area because of her own background. “I have my doctorate in Microbiology, and I was a faculty member at the University of Kentucky, so I have years and years and years of teaching, training, and research,” says Dr. Wilson.

Additionally, Dr. Wilson’s father was an electrical engineer, and she has a niece who is a mechanical engineer. Having mentored and trained a lot of engineers, Dr. Wilson knows how to relate to them on a good level. “Most women who are in the academic and engineering fields have retirement accounts, but they are not making any returns inside those retirement accounts,” she says. “If they will spend time learning tax liens, they can increase their retirement nest, so to speak, and be able to retire earlier.”

In return, academic professional women and women engineers find Wilson refreshing because she speaks to them in a language that they understand. Her training style is one that is zero-fluff and analytical. She offers explanations of the tax lien process in an easy-to-follow, step-by-step manner. One client had high praise for Wilson, saying, “Dr. Marijo knows the tax lien business inside out. She is quite possibly the smartest person I know.
