In a recently broadcasted episode of her popular radio show Business Innovators Radio, Alicia Dibrell had the opportunity to welcome real estate veteran Susan Fixsen as her valued guest. The Broker/Owner of Pacific Oak Real Estate Services, Susan is an award-winning industry expert offering specialized service for residential properties, luxury home market, condominiums, and ranch properties. During this interview, many intricate areas related to the real estate market were discussed in detail.

Susan Fixsen completed her schooling in Washington, and earned her Graduation Degree with Honors in Biology and Human Performance, respectively.  After a brief stint as an athlete trainer with the Seattle Seahawks, she moved to California and became a graduate in Business Administration and Education and worked for over two decades as a teacher and administrator. Susan started Pacific Oak Real Estate Services in 2006 and currently operates out of two busy offices in Hollister, San Benito County and Morgan Hill, Santa Clara County.  

At Pacific Oak Real Estate Services, Susan and her agents provide comprehensive support to all types of clients including the first time home buyers, as well as the seniors transitioning to their last home. Personally, Susan is rated highly for her specialized skill and experience in vacant land, ranch, and homes with acreage. Her thorough knowledge of the planning department and zoning has helped her excel in this market niche.

During the discussion, Susan accepted that the American real estate market has seen significant changes over the last decade or so. She informed that in order to remain unfazed by these changes, the Pacific Oak Realtors are trained on a regular basis. Weekly updates are also provided to keep the agents updated with the latest legal changes and technological advances. As part of the company’s commitment to conserve the nature and its resources, Pacific Oak follows a ‘No Paper’ policy, and all of their clients are provided a USB at the end of the transaction with all relevant documents.    

Explaining the factors that play a critical role while purchasing a home, Susan said, “A buyer must have the ability to have credit, maintain a FICO score, and also maintain a credit history. This credit history is not just defined as having a credit card, but maintaining on-time payments and paying down so that their credit rating goes up. Another factor is the buyer also needs to find their debt/equity ratios. A healthy debt ratio is between 32 or as high as 50%. When applying for a loan, the lender will look at this and understand that if a buyer is paying too much in bills, then they wouldn’t be able to afford a home purchase at this time,” she said.    

Over the last few years, Pacific Oak Real Estate Services has been the proud recipient of several prestigious industry awards, including the Trulia Top Agent award and the Build Magazine Best Ranch Property award. Susan was also honored recently with the TV Top Agents award.
