CEO of Dynasty Dynamics Inc., Barrington Malcolm, says urban properties in South Los Angeles once termed “South Central L.A.” (an area that was previously shunned by many buyers) is now being viewed in a new light and gaining rapid growth.
The Crenshaw/Baldwin Hills district has been home to doctors, entertainers, and politicians since the 1960’s. Baldwin Hills, Windsor Hills and View Park are located in the spacious hills of South Central L.A. with lovely homes that have spectacular million dollar views for a fraction of the price of similar homes in quality and size in the West side neighborhoods like Cheviot Hills and Hollywood Hills.
Another reason buyers are flocking to South L.A. is because of its geographical location about 20 minutes to University of Southern California, Downtown Los Angeles, the Beaches and Airport (LAX) and its new up and coming Metro train for commuters making this area a home buyer and investor’s treasure.
An article in the LA Times confirms; “In a unanimous vote, the county’s Metropolitan Transportation Authority board of directors agreed to proceed with planning a $200-million light-rail station a mile and a half east of LAX’s central terminal area.”
Today the Metro train is under construction preparing to travel down the heart of Crenshaw Blvd. to LAX. Also the Expo Blue line train is already completed passing through the neighborhoods, making stops by Museums, USC campus, the Staple Center, and directly to downtown L.A.
This is a major appeal and benefit for commuters making it more convenient to get around the city while helping to alleviate stress from freeway traffic.
Middle class home buyers of all ethnic groups that are unable to pay cash and need traditional home loans are discovering that South L.A. has a lot to offer. The homes are more affordable, a perfect place to raise a family and a sound investment.
Malcolm says, “In fact, some properties in Baldwin Hills share the same views as Hollywood Hills, but from the opposite direction” and today these newly discovered jewel properties are being purchased at a swift pace. He shares that “discriminating buyers that have been priced out of the west side, Hollywood Hills and beach cities are rethinking these previously overlooked neighborhoods and many are taking a second look.”
Barrington Malcolm is a seasoned investor, with a savvy business mind and over 25 years of experience, specializing in Los Angeles Real Estate.
